As we move through this crazy spring together, the agents of Nevada Home Connections are hearing lots of questions about the impact of COVID-19, state policies, social distancing, and the like on our local real estate market. Suspecting others might have the same questions, we responded by providing a daily snapshot on both our website homepage and our Facebook pages of the market changes over the previous 24 hours. These have been quite popular, so we thought it would also be helpful to consider a broader view, and have summarized the month of April in the same format (on the right). All the numbers are interesting, but the 156 listings withdrawn from the market is an eye opener, as is the fact that the sum of properties under contract and closed sales exceeds the number of new listings.
To provide additional perspective, here is a year over year comparison for April 2019 & April 2020, showing new listings, closed sales, and homes taken off the market, that includes data for single family homes in Washoe County.
